1. Overview
These terms and conditions (“Terms”) apply to reservations and stays at Eden Suites Timișoara, serviced apartments. By making a reservation or using our services, you accept these Terms.
2. Booking and contract
A booking is confirmed after you receive our confirmation (email or message) and, where applicable, after payment of a deposit or the full amount according to the booking policy. The contract is between you and Eden Suites Timișoara. Bookings made via Booking.com, Airbnb or other platforms are also subject to those platforms’ terms, to the extent not overridden by direct agreement with us.
3. Cancellation policy
- Cancellation by guest: Cancellation terms (deadlines, penalties) are communicated at the time of booking and may vary by channel (direct, Booking.com, Airbnb). Generally, cancellations made at least 24–48 hours before check-in may qualify for full or partial refund, as per the policy shown at booking.
- Cancellation by Eden Suites: We reserve the right to cancel a booking in exceptional cases (force majeure, serious breach of rules). In such cases you will be offered a full refund or an alternative stay date where possible.
4. Check-in and check-out
Standard check-in and check-out times are communicated on confirmation. Self check-in may be offered on request, subject to availability. Significant delays or late check-out may incur additional charges where applicable.
5. House rules
For the comfort of all guests and the protection of the property, you are required to follow these rules:
- No smoking indoors: Smoking is prohibited in all indoor areas (apartments, common areas). Smoking is permitted only in designated outdoor areas (e.g. garden, terrace), with due regard for safety and cleanliness.
- Quiet hours: Between 22:00 and 08:00 we ask you to keep noise to a minimum (no loud music, parties or activities that disturb neighbours or other guests).
- Use of premises: Apartments and facilities are to be used reasonably. Parties, commercial events or accommodating more guests than declared at booking are not permitted without our consent.
- No pets: Pets are not allowed in the apartments.
Failure to comply may result in early termination of your stay without refund and, where applicable, penalties.
6. Liability and damage
The guest is liable for damage to the property or furnishings caused by fault or negligence. Repair or replacement costs may be deducted from a security deposit or invoiced. We are not liable for loss or damage due to circumstances beyond our control (e.g. utility outages, force majeure), within the limits of the law.
7. Security deposit and payment
A security deposit (cash or card hold) may be required at check-in, refundable at check-out if there is no damage or breach. Details are communicated at booking. Remaining payments (if not paid in advance) are due as agreed (on site, transfer, etc.).
8. Privacy
How we process your personal data is described in our Privacy Policy. By using our services, you accept processing in accordance with that policy.
9. Disputes and governing law
Any dispute arising from these Terms or the accommodation relationship is governed by Romanian law. The competent courts are those of Romania. We encourage you to contact us first to seek an amicable solution before going to court.
10. Changes
We may update these Terms. Significant changes will be posted on this site; for already confirmed bookings, the terms in force at the time of confirmation apply, except for changes required by law.
